Factors related to residential real estate verticalization in the Brazilian municipalities

Abstract

In the present study, we analyze the process of residential verticalization in the Brazilian munici¬palities with over 100 thousand inhabitants in 2010, for 1991, 2000, and 2010. This study fills a gap in the literature because there is a lack of quantitative studies on such a relevant subject in the citizens’ welfare and for elaborating urban planning public policies. In addition, this study measures the quantitative influence of each of the explanatory variables. The results show that the municipal population and the economic development measured by the HDI-M index are highly associated with the verticalization process. The results indicate that violence perception, the average number of members per household, the number of families with income between 4 and 8 thousand and above 8 thousand reais, and the rainfall index are also associated with residential verticalization. Still, their associations are not as robust as the first two variables.
